Condensing water heaters use natural gas or propane as a fuel source to heat water. When the hot water tap is activated, or a thermostat signal is received, a gas burner ignites inside a sealed combustion chamber. Condensing water heaters differ from non-condensing heaters in that they never release hot gasses into the atmosphere. Instead, they employ a secondary heat exchanger to catch and utilize this heat.

The secondary heat exchanger efficiently reduces the temperature of the exhaust gases, leading to the condensation of water vapor into liquid state. The process of condensation releases hidden heat, which is then transferred to the entering cold water. Prior to leaving the heat exchanger, the heat that has been taken out by condensation is used to warm up the incoming cold water, hence decreasing the amount of energy needed to achieve the target temperature.

The preheated water is further heated by passing through a coil that is exposed to hot exhaust fumes, guaranteeing that it achieves the correct temperature before it reaches taps or fixtures. After being cooled and condensed, the exhaust gases are released through a plastic pipe, allowing for the option of venting through the sidewall or roof, which is not feasible with non-condensing heaters.
